Oakdene

 

REGARDING THE SUBDIVISION OF OAK DENE

1. The term “Oak Dene” refers to that property deeded to Edward M. and Doris A. Ogden by Howard C. and Gladys S. Spencer on March 6, 1956.

 

2. The unimproved road connecting the southern boundary of Oak Dene with the cottage complex at the north end of the property is referred to hereafter as the “Ogden Access Road”.

 

3. We assume that the location of the Ogden Access Road is well established and may serve as a boundary in legal property descriptions. It would he desirable but is not mandatory to have a formal survey of this Road insofar as it is explicitly used as a legal descriptor.

 

4. For purposes of area calculation we assume that the east and south boundaries of Oak Dene are those shown on the survey Map produced by Harnish and Lookup in 1956 and that the west boundary is the Middle of Blind Creek and is located as shown on the Harnish and Lookup map.

 

5. The location of the Oak Dene Access Road has been estimated using measurements obtained from aerial photos of the property. There are several sources of potential error in this procedure, but we believe such errors to he insignificant. If errors do exist, their effect appears only in the actual area of the tracts defined below,

 

6. The Katherine Gateley and Virginia Murray tracts, whose boundaries are defined below, each contain 15 acres more or less,

 

7. The Katherine Gateley tract lies at the southeast corner of Oak Dene. The east and south boundaries of this tract are portions of the east and south boundaries of Oak Dente, the west boundary is a portion of the center line of the Oak Dene Access Road, and the north boundary is the line parallel to the south boundary at a distance of 599 feet north of that boundary.

 

6. The Virginia Murray tract lies in the southwest corner of Oak Dene. The west and south boundaries of this tract are portions of the west and south boundary of Oak Dene, the east boundary is a portion of the center line of the Ogden Access Road, and the north boundary is the line parallel to the south boundary at a distance of 762 feet north of that boundary

 

9. Both tracts defined above are subject to existing easements along the south boundaries. Also an access easement along the Ogden Access Road is required for each tract. We tentatively suggest a 20 foot total road width,

 

10, For calculations of areas we have assumed that the Ogden Access Road is a straight line parallel to the east Oak Dene boundary and that the middle of Blind Creek is also parallel to that east boundary for about 750 feet north from the southwest corner of Oak Dene. Using the Harnish and Lookup map and the estimated location of the Ogden Access Road, we assume that the distance between that Road and the east boundary of Oak Dene is 1090 feet and the distance between the Road and the west boundary of Oak Dene (the Middle of Blind Creek) is 857 feet. Noting that one acre contains 43,560 square feet, we compute the north—south width of the Katherine Gateley tract to be 15 x 43560/1090 = 599 feet, and the north—south width of the Virginia Murray tract to be 15 x 43560/837 = 762 feet. We note that the southern part of the Oak Dene Access Road actually curves back and forth —— i.e., is not a straight line —— but assume that the deviations effectively cancel out as far as the tract areas are concerned.
